Reading the number

These ranges cover installed work: labour, materials, equipment, and the excavation and backfill that goes with them. They do not cover a plumbing repair discovered under a slab, landscaping put back beyond rough grade, or finished interiors rebuilt after access has been cut through them.

The single biggest variable on pier work is depth, and it is the one this market tends to win on. Where limestone sits close to the surface, shafts are short and the per-pier price sits at the lower end. The complication is that the rock surface is irregular, so depth can change substantially across one house, and a quote written before anyone has probed is a quote with a revision in its future.

For crawl space and drainage work the variable is area and access rather than depth. A tight crawl with limited headroom costs more per square foot than a generous one for the simple reason that everything takes longer.
