Retaining walls fail for one of two reasons and usually both: the drainage behind them stopped working, and the wall was never built to hold what it ended up holding. Water is the mechanism in nearly every case. A wall retains soil, soil holds water, and saturated soil is dramatically heavier and more mobile than dry soil, so a wall without functioning drainage behind it is carrying a load it was never designed for every time it rains hard. Why do retaining walls lean?

Water pressure behind them, in almost every case. Soil holding water is much heavier than dry soil and behaves more like a fluid, so a wall whose drainage has silted up or was never installed properly is periodically carrying a load well beyond its design. Add a base that was not compacted, a missing batter, or backfill that includes the clay that was excavated rather than free-draining stone, and the lean is a matter of time.

Repair or rebuild?

The base decides it. A wall that has tilted as a unit but is intact at the bottom can often be anchored back and re-drained. A wall that has rotated at the footing, bulged through its middle, or lost courses has failed in a way that reinforcement of the face will not address, and rebuilding it on a compacted base with proper drainage is usually cheaper than repairing it twice.

At what height does a wall need engineering?

Jurisdictions set a height above which an engineered design and a permit are required, and the trigger drops lower where the wall carries a surcharge such as a driveway or a structure above it. Can a leaning wall be pushed back?

How long should a retaining wall last?

If a timber wall is at that age and beginning to lean, it is normally at the end of its service life rather than in need of a repair.
