The crawl space guide

The part of the house nobody looks at, in a climate that makes it matter. What goes wrong down there, how to tell a cheap problem from an expensive one, and the order the work has to happen in.

Shallow bedrock has shaped how houses are built across this county. The USDA soil survey records limestone as close as ten inches below the surface across the largest map unit in Rutherford County, and bare rock outcrop as a major soil component on roughly eleven percent of it. Excavating a full basement into that is expensive, which is one large reason a great many houses here sit on a perimeter wall with a crawl space underneath.

A crawl space is a perfectly good way to build. What it is not is maintenance-free, and because almost nobody goes down there, problems get a decade to develop before anybody notices them upstairs.

The sequence a crawl space fails in

It is remarkably consistent. Ground moisture evaporates into an unsealed space. Humidity climbs. The wood framing above takes on moisture content it was never designed to carry. Fasteners corrode, fungal growth begins on the joists and the subfloor, and members lose stiffness. Meanwhile masonry support piers can settle independently of the perimeter wall, because they carry concentrated load on smaller footings.

Upstairs, the symptoms arrive in this order: a musty smell that never quite leaves the front of the house, floors that feel springy, then floors that visibly dip, then soft spots near a bathroom or an exterior wall. By that stage the repair has grown from moisture control into framing work.

The smell is worth taking seriously as an early signal, because a large share of the air in the living space comes up from the crawl. A house that smells musty in the hall on a humid morning is telling you about its crawl space.

Support problems, which are cheap

Here is the distinction that saves people the most money. A bouncy floor, or a floor that dips toward the middle of the house rather than sloping toward an edge, is usually a support problem rather than a foundation problem.

The common causes are all in the framing and the support posts:

  • A girder spanning too far between posts, so it deflects under normal load
  • A post that has settled because it bears on stacked block, a timber pad, or bare soil rather than on a poured footing
  • A post that has crushed, leaned, or simply worked loose so it is no longer tight to the girder
  • Joists that have lost stiffness to rot, typically at the ends where they bear on the sill

Every one of those is repairable without touching the perimeter foundation. Adding an adjustable steel post on a properly sized poured footing, sistering a weakened joist, or splicing a girder are framing jobs. They are a fraction of the cost of underpinning, and they are frequently proposed as underpinning by people who did not measure.

The test is direction of slope. Settlement generally tips a floor toward an exterior wall or a corner. Support failure generally tips it toward the middle. A floor-level survey shows which within an hour. See settlement or soil pressure.

Why the vents make it worse

Crawl space vents were originally intended to dry the space out, on the reasoning that moving air removes moisture. In a humid summer climate the mechanism frequently runs backwards. Warm, moisture-laden outdoor air enters the vents, meets surfaces under the house that are cooler than the outside air, and condenses on them. The vent has delivered water rather than removed it.

With NOAA recording 55.92 inches of annual precipitation at the Murfreesboro 5 N station and a wettest month of 5.68 inches in June, when average temperatures are already in the mid seventies, this is not a theoretical concern here. It is the central reason the building science consensus moved toward sealed, conditioned crawl spaces in humid regions.

What encapsulation includes

The word gets used loosely, and the difference between a real encapsulation and a sheet of plastic is the difference between a fix and a gesture. A proper scope covers:

  • A reinforced vapour barrier across the entire ground surface, not just the accessible middle
  • The barrier continued up the perimeter walls and terminated below the sill, mechanically fastened and sealed
  • Seams overlapped and taped, and penetrations at piers and posts sealed individually
  • Vents sealed and the access hatch made airtight
  • A dedicated dehumidifier sized for the space, with condensate routed to daylight or a pump
  • Any drainage needed to stop water entering the space in the first place

Published national figures put full encapsulation between roughly $1,500 and $15,000 with an average near $5,500, typically $3 to $7 per square foot, with a dehumidifier at $800 to $1,200 on top. A vapour barrier alone is $0.50 to $0.70 per square foot, which is why partial jobs are so much cheaper and so much less effective. Note that the most widely published encapsulation figures date from 2022, so treat them as a floor rather than a current quote.

Combustion appliances, the one genuine caution

Sealing a crawl space changes how air moves in the building, and if there is an appliance down there drawing combustion air from the space, that matters. A water heater or furnace with an atmospheric draft needs a supply of air, and sealing its supply without addressing it is a safety issue rather than a performance one. Any competent scope will identify it and specify how combustion air is provided. If a quote does not mention it and there is an appliance in the space, ask.

The order the work has to happen in

This is where money gets wasted, because the sequence is not intuitive and the cheapest steps come first.

  1. Stop water entering. Grading, downspout extensions, and any drainage the lot needs. Sealing a crawl that still takes on bulk water is sealing water in.
  2. Dry it out. Remove standing water, let the space dry, and remove wet organic material and any debris left by builders decades ago.
  3. Repair the structure. Posts, footings, girders, joists, sill plate. Do this before the barrier goes down, because installing it first means cutting it up again.
  4. Encapsulate. Barrier, seals, vents, hatch.
  5. Control humidity. Dehumidifier sized to the space, with the condensate routed somewhere sensible.
  6. Leave it inspectable. Access a person can use, so the space can be checked in future without dismantling the work.

A quote that runs those steps out of order, particularly one that seals before repairing or encapsulates before fixing the drainage, is a quote that will be revisited.

Having a look yourself

Worth doing, with sensible caution. Take a strong torch, wear a mask and long sleeves, and tell somebody you are going under. Do not enter a space with standing water, wiring in water, or evidence of animals living in it.

What to look at: whether there is a barrier and whether it covers everything; whether the soil is damp or wet; what each post is standing on and whether any of them are leaning or loose; whether the sill plate and joist ends are sound when pressed with a screwdriver; and whether the perimeter wall or any interior pier has cracked or moved.

Photograph everything, including the things you are not sure about. Those photographs make a subsequent assessment significantly more useful, and they give you a baseline to compare against in two years.

What it fixes upstairs

A dry, sealed, properly supported crawl space usually resolves the musty smell, stops the floors getting worse, reduces summer humidity in the rooms above, and stops the slow moisture damage to the framing. What it will not fix is a slope that is already there, because levelling a floor is a separate structural exercise, or a smell whose source turns out to be a plumbing leak or a roof leak somewhere else in the building.
