Settlement or soil pressure
Two mechanisms produce most foundation damage. They look similar from the kitchen, they need opposite repairs, and confusing them is the most expensive mistake available in this trade.
Ask a homeowner what is wrong with their foundation and the answer is usually a symptom: a crack, a sticking door, a sloping floor. Ask what is causing it and the conversation stops, which is a problem, because the cause decides the repair completely. Piers and wall reinforcement are not two brands of the same thing. They address opposite forces, and buying one for the other means paying a five-figure sum to solve nothing.
Mechanism one: settlement, the house going down
Settlement is vertical. Some part of the structure has moved downward because the soil under it consolidated, washed out, or was never capable of carrying the load in the first place. The damage comes from the fact that this rarely happens evenly. Uniform settlement, where the whole building goes down together, causes very little damage. Differential settlement, where one part moves further than another, causes almost all of it, because the structure has to bend to accommodate the difference and masonry does not bend.
What it looks like:
- Stepped diagonal cracking through mortar joints, typically widening as it rises, often near a corner
- Diagonal cracks running out from the corners of windows and doors
- A floor that slopes consistently toward one area rather than dipping in the middle
- Doors and windows binding on one side of the house while operating normally on the other
- Gaps opening between trim and wall, or a porch or chimney separating from the main structure
- Exterior brick veneer parting slightly from frames or from an adjacent slab
Why it happens here: the classic driver on this ground is variable bearing. The USDA soil survey records depth to bedrock across Rutherford County ranging from about ten inches in the Gladeville series to over six feet in others, and a dissolved limestone surface is irregular rather than flat. A footing spanning from a rock pinnacle to a clay-filled hollow has two different bearing conditions under one piece of concrete. Add fill on a graded building pad, which is common on the newer subdivisions given that Census figures put the median Murfreesboro home at 2005, and you have the second common driver.
The repair: underpinning. Piers carry the load past the failed material onto competent bearing. Covered in piers explained.
Mechanism two: lateral pressure, the wall being pushed
Lateral pressure is horizontal. Soil against the outside of a foundation wall is pressing inward, and when that soil is saturated it presses much harder, because water adds weight and, in clay, causes swelling on top of it. The wall bends inward, and because a wall is far better at carrying vertical load than at resisting bending, it fails in a distinctive way.
What it looks like:
- A horizontal crack running across the wall near mid-height, the signature symptom
- The wall leaning inward above that crack, checkable with a plumb line or a long level
- In block walls, stepped cracking at the ends of the horizontal crack where it turns up toward the corners
- Symptoms that worsen at the end of a wet stretch and ease during a dry one
- Frequently, water entry at or below the crack
Why it happens here: the rainfall record and the clay. NOAA's 1991 to 2020 normals for the Murfreesboro 5 N station give 55.92 inches a year with a wet December through June, and county soils include series with linear extensibility up to 9.2 percent and clay content above sixty percent. Saturated expansive clay against a wall is a load case that arrives every year, and it is why a wall can stand for two decades and then move in a single wet season.
The repair: reinforce the wall and reduce the load. Carbon fibre strapping or steel bracing restrains further deflection; drainage correction removes the water that is causing the pressure. One without the other is half a repair. Covered on the bowing wall page and the water management guide.
The third possibility that gets mistaken for both
A large share of what gets reported as a foundation problem is neither of the above. It is the framing above the foundation rather than the foundation itself, and it is much cheaper to fix.
A floor that bounces, or that dips toward the centre of the house rather than sloping toward an edge, usually points to the support system underneath rather than to the perimeter. Common causes: a girder spanning too far between posts, a post that has settled because it sits on stacked block rather than on a poured footing, or a joist that has lost stiffness to rot after years in a damp crawl space. None of those is a settlement problem, all of them present as an uneven floor, and adding a properly footed post is a fraction of the cost of a pier.
The distinguishing test is direction. Settlement generally produces a floor that falls toward an exterior wall or a corner. Support failure generally produces a floor that falls toward the middle. The three things that settle it
1. A floor-level survey
Relative elevation measured across the whole floor plate with a laser or water level, producing a contour of the floor. This is the single most informative thing that can be done in a house, it takes about an hour, and it turns an argument about whether the house is moving into a set of numbers that can be repeated in a year to see whether it still is.
2. Plumb the walls
A plumb line or a long level against a foundation wall answers the lateral pressure question directly. A wall that is out of plumb is being pushed; a wall that is plumb but cracked diagonally is settling. It takes five minutes and it is the fastest way to rule one mechanism out.
3. Establish whether it is still moving
Nearly every decision downstream depends on this, and it is the question most often skipped. Mark and date the ends of every crack, record widths, and look again after a wet season and a dry one. Where it genuinely matters, a tell-tale gauge across the crack gives a readable number over months. A crack that has not changed across a full seasonal cycle on soil this reactive is telling you something substantial.
Where an engineer earns their fee
National figures put a structural engineer inspection at roughly $340 to $780. Against a repair decision that may run to five figures, that is a small amount of money for an opinion from somebody who has no product to sell you at the end of it. The report gives you a stated cause, a severity, and a document you can hand to two contractors so that their quotes are answering the same question.
It is not always necessary. On a straightforward settled corner with a clear pattern and an obvious cause, a competent contractor's assessment is enough. It becomes worth the money when the symptoms are ambiguous, when two contractors have proposed different mechanisms, when the sums involved are large, or when the house is being bought or sold.
What a good assessment sounds like
The tell is ordering. A good assessment describes what was measured, states what the contractor believes is causing the movement, and only then names a repair. A weak one leads with a product, treats the diagnosis as an implication, and moves quickly to price.
