What a Floor-Level Survey Tells You

An hour with a laser turns an argument about whether a house is moving into a set of numbers. What the readings mean, and why the second survey is worth more.

Of everything that can be done in a house with a foundation question, this is the one with the best ratio of information to cost. It takes about an hour, requires no excavation, and it is the difference between a diagnosis and an impression.

What it is

A floor-level survey measures relative elevation across the whole floor plate. A rotating laser or a water level establishes a reference plane, and readings are taken on a grid across every room, usually every few feet and at every corner. The output is a set of numbers, and from those a contour of the floor.

The word doing the work is relative. Nobody cares what the absolute elevation of a floor is above sea level. What matters is how much higher one part of the floor sits than another, because that difference is the structural movement.

Reading the output

The numbers usually come back as deviations from a reference point, in inches or fractions of an inch. Three things to look for:

Magnitude. How much total difference is there between the highest and lowest reading? A tenth of an inch across a whole house is essentially nothing. An inch and a half across thirty feet is a real slope that people notice when they walk on it.

Shape. This is the diagnostic part, and it separates the two most common causes:

  • A floor that falls toward an exterior wall or a corner points at settlement of the foundation in that area.
  • A floor that dips toward the middle of the house usually points at the support system underneath: a girder deflecting between posts, or a post that has settled because it bears on stacked block rather than a poured footing. That is framing work, not underpinning, and it costs a fraction as much.
  • A floor that is essentially flat while the walls are cracked suggests looking at something other than settlement, including lateral soil pressure on a wall.

Localisation. Does the low area coincide with the cracking, the sticking doors, and the visible symptoms? When it does, you have a consistent story. When it does not, something else is going on and it is worth finding out what before buying a repair.

Why the second survey matters more

A single survey tells you the current shape of the floor. It cannot tell you whether that shape is two years old or forty.

That is the question that decides nearly everything downstream, because a house that settled once and stopped is a completely different proposition from one that is still moving. A house on this county’s ground, with soils recording linear extensibility above nine percent and a rainfall record that has swung from 40 inches in 2007 to 71 in 2020, has a real seasonal component to contend with.

So the useful protocol is to establish reference points that can be found again, record the readings, and repeat the survey after a full seasonal cycle. If the numbers have not changed, the movement is historic. If they have, it is active, and the case for intervention is much stronger.

Ask for the reference points to be marked and the raw readings supplied, not just a summary. A survey you cannot repeat is worth half of one you can.

Where it fits with the other evidence

A survey on its own is not a diagnosis. It sits alongside:

  • The crack pattern, which indicates mechanism. Stepped diagonal cracking suggests settlement; horizontal cracking at mid-height suggests lateral pressure. See the crack reading guide.
  • Plumb readings on the walls, which confirm or rule out lateral pressure directly.
  • The drainage picture, which usually explains why. Where water goes on a lot is the most common root cause in this county.
  • The crawl space, if there is one, where support conditions can be seen rather than inferred.

Together those four produce a story. A quote that arrives without them has skipped the part that determines whether the repair is the right one.

Doing a rough version yourself

You will not match a laser survey, but you can get useful information for nothing.

Put a marble on the floor in each room and note whether it runs and which way. Run the longest straight edge you own, a level on a straight board works, across the floor in the affected areas and measure the gap under each end. Do it in the same places twice a year and write the numbers down.

That is enough to tell you whether a floor slopes and roughly which way, which is enough to have a much better first conversation. What it will not give you is precision or a defensible record, which is what the proper version buys.

What it costs

Reputable contractors generally include a floor-level survey in a free assessment, because it is quick and it is how they determine what to quote. A structural engineer will include one within a report, and national figures put an engineer’s inspection at roughly $340 to $780.

If a contractor proposes a repair without having measured the floor, that is worth questioning. The measurement is the cheapest part of the entire process and it is the part everything else rests on.
